McCoy Contractors is undertaking one of the largest and most technically demanding projects in its portfolio - the complete groundworks package for B&M’s new distribution centre in Doncaster, delivered on behalf of McLaren Construction.

the Project.

Once complete, the circa 1 million sq ft distribution centre will service approximately 300 stores and create 1,000 new jobs. In securing the project, McCoy Contractors has demonstrated its ability to efficiently deliver the requirements of a large scale scheme though initiative and planning.

McCoys scope of works includes all groundworks including installation of all foundations. Alongside this, McCoys is delivering a comprehensive drainage network, including both foul and stormwater systems, as well as service installations for power, water and communications. The team is also installing major stormwater interceptor tanks, which will play a critical role in the site’s long‑term water management strategy.

McCoy Contractors delivered:

Externally, McCoys is laying a 110,000 m concrete yard designed to accommodate heavy vehicle movements andthe logistical demands of a national distribution hub.

Internally, McCoy’s is delivering 10,000 m² of internal service pits which will house essential building equipment and plant. These pits require precision‑formed retaining walls and the installation of waterproof concrete to ensure long‑term durability and performance. Inside the building envelope, McCoys is also responsible for laying 140,000 m² of high‑tolerance warehouse flooring, a critical component of the facility’s operational efficiency.

Initiative Drives Efficiency

To meet the extraordinary concrete demand and maintain full control over quality and programme, McCoys has implemented an innovative on‑site concrete batching plant. This strategic decision has significantly improved productivity and environmental performance.

By producing concrete on site, the team has eliminated reliance on mixer truck deliveries, reducing the risk of delays caused by traffic or supply chain bottlenecks. It also allows McCoys to manage mix consistency and reducing the carbon footprint of the project, directly, reducing waste and avoiding rejected loads. Crucially, the on‑site plant enables the team to make real‑time decisions based on weather conditions, rather than committing to pours a day in advance.

Each week, the McCoys site team plan the following weeks programme, working with the batching plant supervisor to forecast requirements and arrange bulk deliveries of cement, sand and stone, ensuring the site remains fully self‑sufficient.

Planning and Coordination

Delivering a project of this magnitude demands exceptional planning, coordination and communication. McCoys project team has established a disciplined approach to planning of the works, managing logistics and aligning activities with McLaren Construction and other contractors on site.

This structured methodology ensures that every phase, from drainage installation to concrete pours, integrates seamlessly with the wider construction programme.
