Appointed to deliver all enabling earthworks, McCoy undertook large‑scale ground stabilisation and re‑engineering across the 100,000m² development platform.
The team executed a cut of 115,100m³ and a fill of 75,700m³, managing material movements efficiently to optimise programme and minimise environmental impact. Material modification works were carried out to achieve a 30% CBR, ensuring the platform met the structural performance requirements for the new warehouse.

McCoy also delivered 107,164m² of capping, providing a robust and uniform base for subsequent construction phases.
The precision of the earthworks was critical to supporting the building’s sustainability targets, with the stabilised platform contributing to long‑term durability and reduced maintenance demands.
Working closely with the principal contractor and design team, McCoy coordinated sequencing, testing and quality control to maintain progress across the fast‑track programme.
